KSRTC moves again to rent out Thampanoor complex space

There seems to be no end to the efforts of Kerala Transport Development Finance Corporation (KTDFC) to rent out all commercial space in the KSRTC terminal at Thampanoor.

The KTDFC has issued 10th tender for the allotment of commercial space for more than 12,000 sq ft area, which still remains to be occupied at the terminal. The vacant space mentioned in the new tender excludes the office space reserved in the terminal from the fourth to tenth floor. Various government departments will occupy these slots soon.

The 12,903 sq ft area of commercial space remains vacant in the basement, first and third floors of the building.

According to an official from KTDFC, provisional allotment letters were issued to the government agencies, which had expressed interest to acquire space in the terminal. The area provisionally earmarked to departments thus was not included in the new tender.

“There may be procedural delay for the approval of rent charges and other facilities from the department concerned for area given on provisional allotment in the terminal. Some of the agencies have sought extension for signing of the agreement due to this. Earlier, Kerala Road Fund Board had demanded for the space in the sixth and seventh floor, which was later withdrawn. But, Kerala State Financial Enterprises has now asked for the same area, and since it is excluded from the tender, the area can be allotted,” said the KTDFC official.

Already, space in the terminal has been rented out to environment and climate change department, social justice department and remote sensing and environment centre.

“While, there is progress in renting out commercial space from the basement to the third floor, there had been no takers for the space for open food court in the third floor. It is likely to be rented out after the film theatre starts functioning,” said the official.
Meanwhile, relocation of Thiruvananthapuram regional transport office (RTO) from Transport Bhavan, East Fort, to the terminal building, is expected to bring in more traders for the commercial area. The government has given approval to shift the RTO office and the procedures are being completed by MVD for the relocation.
The building structure constructed at Rs 81 crore and inaugurated in 2014, could only generate a revenue of around Rs 81 lakh so far.
